§ 7-89. Fine grading of townhouse, condominium and apartment projects.

    General. Fine grading shall be constructed per good engineering standards and in accordance with the approved final drainage study.
    B. 
    Slope away from the building. The slope away from the building shall have a minimum grade of 2.5 percent for the first ten feet, then two percent until the slope reaches the drainage channel around the building or a drainage channel away from the building. If other lots are draining through the lot in question, then the slope in the first ten feet shall be increased to five percent. In no condition shall the bottom of the drainage channel at its highest point be less than six inches below the grade at the foundation of any adjacent structure.
    C. 
    Drainage channel around units. The drainage channel around units shall be constructed in such a fashion as to carry the one-hundred-year developed flow through the project without inundating any units. Drainage channels shall be piped under walks and through curb heads so as not to carry drainage collected in drainage channels over top of sidewalks and/or over top of curbs. Sidewalks shall not be constructed in the bottom of the drainage channel unless so specified in the approved final drainage plan. Where sidewalks and drainage channels are parallel the depth of flow in the drainage channel for the design storm shall not exceed the top of the sidewalk.
